As Property Managers, routine inspections are the cornerstone of managing both the asset and the tenancy or more simply put… the property and the contract. These inspections are not just about keeping the Owner informed, but they also serve as a timeline, documenting the property's condition over time.
Here are the three key areas we focus on during routine inspections:
Tenant Compliance
The genesis of all routine inspections is the tenant’s lease agreement. The lease agreement outlines the core responsibilities of the tenant regarding the maintenance and care of the property. Additionally, it serves as a reference point for the agreed number of occupants, pets, and other specified terms. Ensuring compliance with the lease not only provide you, the owner with peace of mind, but will also assist in a smooth transition at the point of exit.
General Condition
An assessment of the general condition of the property is not just about what your tenant is doing (or not doing, as sometimes is the case) but is also about the property's overall state. Addressing damage, wear and tear, and depreciable items is key to maintaining tenant satisfaction, preserving the value of the asset and its long-term rentability.
Maintenance & Repairs
Whether it was your mother or grandmother, you might have heard the saying, 'a stitch in time saves nine.' This means that addressing an issue promptly can prevent it from escalating into a bigger problem. Essentially, taking care of maintenance and repairs early on can save you significant hassle and cost in the future. While we don’t claim to be qualified building inspectors, at any given inspection, we are on the lookout for items that have the potential to be problematic in the future.
All the above will often be underpinned by a myriad of legislation and a personal mindset of “what would I do if this was my property”.
